Plumbing in Northbridge

Northbridge exists because a company built a bridge to sell land. In the early 1880s the North Sydney Tramway and Development Company formed to develop the ground north of Flat Rock Creek, and to reach it commissioned what was then the largest suspension bridge of its type in Australia. It opened in January 1892 as a footbridge with a threepence toll. The land was subdivided to be sold, across a gully, before anybody lived on it, and the services followed the sales rather than the other way round. Soft water accounts for it. Where the supply is hard a tank silts up with scale and that is the end of it. Sydney's is not like that. Here the sacrificial anode is consumed protecting the steel, the tank begins corroding once it is spent, or an element burns out. Both are frequently repairs.

Why do you locate before quoting rather than just reading the street?

Because this subdivision was laid out to sell blocks rather than to make services convenient. The land north of Flat Rock Creek was carved into lots by a development company in the 1880s and 90s, across a gully, with saleable frontage and a road to reach it as the priorities. Services were run afterwards to suit lots that already existed. So a run is frequently longer and less direct than the block suggests, and a quote built from where a pipe ought to be is a quote built from a guess.

Do you work on heritage and conservation-area homes?

The bridge that made the suburb possible began construction in 1889 and opened in January 1892, initially as a footbridge with a toll of threepence return for adults. It was the largest suspension structure of its type in Australia at the time. In 1935 the Department of Main Roads found serious faults in the steelwork and cables, and the suspension structure was replaced by the reinforced concrete arch that carries Strathallen Avenue today.

Does that history actually change anything for my house?

Only in one practical way, and it is worth knowing. A suburb laid out by a seller has lot boundaries that follow what could be sold, and pipework that was fitted around those boundaries afterwards. That does not make anything defective. It makes the layout harder to predict, which is a reason to look rather than to reason from the street, particularly before any work that involves digging.
